Considering New Construction?

Not all builders offer the same level of quality and craftsmanship,
but at Hoffmann Custom Homes, these features come standard.

  • Gerken Brand Windows made in Omaha, Nebraska (builder will NOT frame the home until windows are on-site, as they are part of the framing process to minimize leaks and ensure a better fit)
  • Tyvek House Wrap and Tape always used
  • R49 Insulation & insulated steel-backed garage doors
  • Sherwin Williams paint used throughout (exterior and interior)
  • Sump pump is not required by city codes, but standard in all Hoffmann homes
  • Radon pipe is installed in the foundation floor to help with the cost of a mitigation system in future if buyer deems necessary
  • Deck flooring is screwed down vs. nailed down (not a code requirement)
  • 6×6 cedar deck posts vs. treated pine that are on above-ground piers with brackets vs. in ground with concrete only
  • A/C is mounted on a pedestal side of house vs. on the ground/slab of concrete
  • 95% High Efficiency HVAC and always Lennox brand (many other builders use Goodman)
  • 50-gallon water heater is standard (many other builders install 40-gallon)
  • Steel in basement floors 2″ on center (many builders do not do this)
  • Black pipe is used for gas line vs. plastic gas lines many other builders use
  • Ductwork is on the higher side of allowable vs. small ductwork which helps with efficiency of the system in entire home
  • Basement is roughed in for a full bathroom for future finish on all unfinished basement floor plans
  • More electrical outlets than code requires
  • Extra trim work in common areas and around windows
  • Moen faucets
  • Levered door handles are standard vs. door knobs
  • Wood shelving in closets vs. wire shelving
  • Quartz/granite vanities in bathrooms and cultured marble tubs vs. acrylic
  • High-traffic carpet on stairs
  • “Level 1” tile as stated on specs doesn’t mean it is cheapest; it is the lowest level the builder will allow to go in the home
  • Higher allowances in the standard house price
  • Custom cabinetry built locally vs. stock cabinets
  • Engineered hardwood flooring is glued down for added durability and to minimize squeaks/shrinkage
